Portfolios 

Companies are required to have their property portfolios valued at regular intervals under a specific Accounting Standard relevant to their industry, for reporting purposes. SFV provides this service to industry specific organisations, including:

  • Insurance
  • Private Health
  • Specialised Industry
  • Semi Government Bodies
  • State and Local Government Bodies

Accounting 

Accounting Standards, whilst requiring a regular review of asset values, can also require an estimate of the level of remaining future economic benefit and the depreciation expense to be calculated, which matches the pattern of consumption of the asset’s service potential.

SFV has established itself as a specialist in providing this service to local government and, in recent years, has undertaken valuations for over seventy (70) Councils throughout Greater Sydney and New South Wales.

More recently, we have completed valuations involving the application of AASB116 “Property, Plant and Equipment” for numerous client Councils. This involves the provision of unit cost, gross value, accumulated depreciation, total life, residual life and fair value. SFV has developed a reporting format that complies with this requirement and provides componentisation of significant elements. Due to these processes being in place, none of our valuations have necessitated a qualified audit.

Insurance

Organisations are increasingly aware of their responsibility to make certain that their assets are adequately insured. SFV can provide accurate insurance valuations, utilising their vast database of construction cost analysis, which provides peace of mind there is no exposure to expenditure in the event of a partial or total loss.

We provide insurance valuations on portfolios, both private and government, specialised buildings, heritage listed buildings, hotels, sporting complexes, plant and machinery and infrastructure.

Rental Valuations and Determinations

SFV are frequently involved in the preparation of rental assessments for the review process under a lease and are on the panel of the Australian Institute of Valuers for rental determinations.

Valuation and determination assignments include commercial suites and retail areas to whole buildings within the CBD, major industrial and commercial buildings throughout Greater Sydney, shopping centres to neighbourhood retail outlets and specialist industry premises.

We provide leasing advice, including the review of lease terms from a valuer’s perspective, which ensures potential conflict and/or ambiguity is averted at the preparation stage of the lease.

Taxation

Government legislation requires a formal valuation of assets for numerous purposes to meet their guidelines. We provide this service to the private individual through to major corporations for purposes, such as:

  • Capital Gains Tax
  • Margin Scheme
  • Stamp Duty
  • Capital Allowances

Acquisitions and Disposals

We provide pre transaction valuations to major organisations on property acquisition, together with advice during the negotiation process through to settlement.

We have assisted in the disposal of surplus property, plant and equipment within extensive portfolios, including valuations, advice on optimising value and the favoured disposal method.
